Calgary Neighbourhoods & Communities
Calgary is western Canada’s biggest real estate market — a city of roughly 1.6 million people spread across four quadrants, 306 communities as the City of Calgary counts them, and every housing type from downtown high-rise condos to lake-community estates. Whether you’re buying your first condo, moving up to a detached family home, or relocating from another province, the challenge isn’t finding a home in Calgary — it’s narrowing down which Calgary is right for you.
Below you’ll find live MLS® listings across the city, updated in real time. Keep reading for a quadrant-by-quadrant guide, current market conditions, and how to make sense of it all.
Calgary by Quadrant
Northwest (NW) — Established and family-oriented, anchored by the University of Calgary. Tuscany, Arbour Lake (the NW’s lake community), Varsity and Brentwood offer mature streets and strong schools, while Evanston, Sage Hill and Nolan Hill supply newer homes on the growing north edge. Inner-NW gems like Kensington/Hillhurst deliver walkable urban living.
Northeast (NE) — Calgary’s most affordable quadrant for detached homes and its most culturally diverse. Skyview Ranch, Redstone, Cornerstone and Cityscape are active new-build areas; Saddle Ridge and Martindale offer established value. Quick airport access is a bonus for frequent travellers.
Southeast (SE) — Home to Calgary’s famous lake communities: Mahogany and Auburn Bay are built around private lakes with resident-only beaches, and neighbouring Cranston and Seton add the South Health Campus and a fast-growing urban district. McKenzie Towne and Copperfield round out the family-focused core.
Southwest (SW) — The city’s premium quadrant, from Aspen Woods and Springbank Hill estates near the west ring road to the urban energy of Marda Loop and Altadore. Evergreen and Bridlewood offer accessible family options near Fish Creek Provincial Park.
Inner City — The Beltline, Mission and Inglewood lead Calgary’s condo and townhome scene: walkability, restaurants and river pathways, with some of the market’s best value right now.
The Calgary Market Right Now
Calgary is a split market in 2026. In CREB®’s September 2026 data, the citywide benchmark price was $566,700, −0.8% year over year. Detached homes sat at $739,400, −1.0%, while the apartment benchmark was $291,400, −8.3%. The city recorded 1,650 sales, 3,354 new listings, 6,486 homes in inventory, and 3.93 months of supply. That citywide average hides important differences: detached homes carry the least supply, while condo buyers have more negotiating room. Where these numbers come from
Market figures on this page are from CREB®’s monthly housing statistics. Benchmark price is CREB®’s House Price Index figure for a typical home, which is not the same as an average or a median, and the three can move in different directions in the same month. The community count is the City of Calgary’s own figure. Last reviewed October 2026 — market data changes monthly, so check the source before relying on any figure here.
Buying or Selling in Calgary
Buyers: Quadrant, community and property type change the equation dramatically in Calgary — the same budget buys a downtown condo, a NE detached home, or a SE townhome. I’ll help you compare communities honestly and set up instant alerts so you never miss a new listing.
Sellers: Pricing against your community’s actual competition — not last year’s headlines — is what sells homes in a balanced market. I provide a free, no-obligation evaluation grounded in what’s selling on your street right now.

Calgary FAQ
Which Calgary quadrant is most affordable?
The Northeast generally offers the lowest detached-home prices, and inner-city condos currently offer the deepest discounts of any segment.
What are Calgary’s lake communities?
Communities like Mahogany, Auburn Bay and Arbour Lake are built around private lakes with resident-only access — a four-season amenity that typically carries a price premium and strong resale demand.
Is there a land transfer tax in Calgary?
No — Alberta has no provincial land transfer tax, unlike Ontario or B.C. Buyers pay modest land title registration fees instead, which typically saves thousands compared with other provinces.
Is now a good time to buy in Calgary?
It depends on segment: condo buyers currently have unusual leverage, while detached buyers face a tighter, more competitive market. The right answer is specific to your situation — happy to walk through the current data with you.
