Banff and Canmore are often compared, and the comparison is usually made backwards. Banff’s Parks Canada rules govern who may live in the park — non-residents may hold a Banff leasehold, they simply cannot occupy it without meeting the eligible-residency test. Canmore has no residency requirement at all. What Canmore does have is census agglomeration status, which means purchases there currently fall under the federal Prohibition on the Purchase of Residential Property by Non-Canadians, in force until 1 January 2027 and carrying exemptions for permanent residents, certain temporary residents and others. Each carries different zoning, condo fee, and rental-permission profiles — the details that determine whether a property fits your intended use.

Part of Canmore’s appeal is that it asks for no compromise. World-class skiing, climbing, golf and trail networks are at the doorstep; Banff National Park begins minutes away; and Calgary — with its international airport and city amenities — is roughly an hour east. For Calgary-based owners, Canmore works as a weekend residence. For out-of-province buyers, it is often the anchor of a broader move to Alberta, paired with a primary home in Calgary or Springbank.

Buying from Outside Alberta
