North East Calgary is the part of the city where the 2026 market has moved the most — and where the gap between the headline “Calgary” numbers and what a buyer or seller actually faces is widest. CREB® reports the city in eight districts, and its North East district covers the communities inside the Stoney Trail ring road and along the Blue Line: Saddle Ridge, Taradale, Martindale, Skyview Ranch, Redstone, Cornerstone and their neighbours. This page puts the district’s own figures side by side with the citywide ones, by home type, so you can see the difference before you write an offer or set a list price.
Everything with a number on this page is from CREB®’s August 2026 City of Calgary statistics package (released 1 September 2026) unless another source is named, and it is refreshed when each new month is released. Citywide, the total residential benchmark was $569,800 in August 2026, −1.1% year over year, on 3.92 months of supply (CREB®).
What the numbers say
1. The North East is the most buyer-leaning district in the city for houses
Detached homes in the North East had 5.36 months of supply in August 2026 against 3.39 months citywide, and CREB®’s release singled the district out: detached months of supply remain “above four months in the North and North East districts” and detached “price declines were the steepest in the North East at over six per cent.” A widely used rule of thumb treats supply above four months as favouring buyers; the North East is above four months in every home type, and at 9.69 months for apartments.
Put another way: 95 detached sales against 509 detached homes in inventory means the month’s sales equalled fewer than one in five of the homes on the market, and sales ran at 37% of new listings (95 against 256). Citywide the equivalent ratio was 54%.
2. Prices are lower than the city — and falling faster
The North East detached benchmark of $560,500 sits about 25% below the citywide detached benchmark of $744,300. Row homes ($331,100) are about 20% below the city figure ($415,200), apartments ($251,900) about 15% below ($295,400), and semi-detached homes ($423,300 against $690,500) about 39% below — the citywide semi-detached benchmark reflects a very different stock, including the new inner-city infills of the City Centre district, where the semi-detached benchmark was $965,700.
The year-over-year declines are also the steepest in the city: detached −6.44% against −1.09% citywide; row −12.22% against −5.44%; apartments −12.11% against −8.18%. CREB®’s row-home commentary for August put the decline at “over 12 per cent in the North East” versus “just over one per cent in the North West district.”
3. New construction is part of the story
Cornerstone and Redstone are still being built out, and Skyview Ranch and Saddle Ridge were largely built after 2000 (City of Calgary community profiles, 2021 Census). When builders are still selling new homes inside a community, a resale competes with the builder’s inventory and incentives, which caps what it can fetch. That is the practical reason the district’s supply is high while its prices are the lowest in the city: buyers have a choice of new and resale in the same price band.

Two things stand out. Skyview Ranch’s median is condo-weighted (almost half its homes are low-rise apartments), so it is not comparable with the detached-heavy communities; compare like with like. And the two communities without a median — Redstone and Cornerstone — are the newest, where HonestDoor’s assessed-value averages run highest partly because new, larger houses lift the mix. If you are buying in North East Calgary in 2026
- You have room to negotiate. At 5.36 months of detached supply and a 37% sales-to-new-listings ratio, a seller who has been on the market sixty days is negotiating from a weaker position than the asking price suggests. Price off the last sixty days of comparable sales, not the list price.
- Compare new and resale in the same trip. In Cornerstone and Redstone, builder inventory and incentives set the ceiling for resales. A resale with a finished basement, a larger lot or a legal suite offers what the builder does not; a bare resale competes head-on with a new house under warranty.
- Check every secondary suite. Suites are common across the district (Taradale records 12% of its dwellings as suites in duplexes in the 2021 Census). Ask for the City of Calgary’s registered-suite confirmation and the permit history before you count the rent.
- Condos: read the reserve fund study first. With 9.69 months of apartment supply and a benchmark down 12% year over year, a building with a special levy coming will underperform even that. Under the standard Alberta resale contract the seller provides the condominium documents; have them reviewed.
- Know the transit map. Only Saddle Ridge (Saddletowne) and Martindale have Blue Line stations inside the community. The City’s extension in design runs one kilometre from Saddletowne to 88 Avenue NE, with a construction start still to be confirmed (calgary.ca, June 2026).
If you are selling in North East Calgary in 2026
- Price to the last sixty days, not to last year. With the district’s detached benchmark down 6.44% year over year, a price set from a 2025 comparable will sit. MyCalgary’s community reports show August sellers accepting roughly 3–4% below asking on average in Saddle Ridge, Skyview Ranch, Taradale and Martindale.
- Presentation decides which fifth sells. Roughly one in five detached listings sold in August. The homes that move in a high-supply market are the ones that are priced right on day one, show well and have nothing for a buyer’s inspector to find.
- Have the paperwork ready before you list. A current Real Property Report with compliance, the suite permits if you have a suite, and the condominium document package if you are selling a condo. Is North East Calgary a buyer’s market in 2026?
By the usual measure, yes. CREB®’s August 2026 figures show 5.36 months of detached supply, 4.33 months for row homes and 9.69 months for apartments in the North East district, all above the four-month level generally read as favouring buyers, and the steepest year-over-year price declines of any district.
What is the average house price in North East Calgary?
CREB® publishes a benchmark rather than an average: $560,500 for a typical North East detached home in August 2026, against $744,300 citywide. Community medians differ — Saddle Ridge’s 12-month median sold price was $545,300 and Taradale’s $494,979 (MyCalgary, September 2026). A benchmark describes a typical home; a median is the middle sale in a period; neither is an average.
Why are prices falling in North East Calgary when the city is nearly flat?
Supply. The district carries more months of supply than any other in every home type, in part because new homes are still being built and sold in Cornerstone, Redstone and Skyview Ranch alongside resales. Citywide, the detached benchmark was down 1.09% year over year in August 2026; in the North East it was down 6.44% (CREB®).
Which North East communities have a CTrain station?
Saddle Ridge (Saddletowne, the Blue Line terminus, with a 141-stall park-and-ride) and Martindale (Martindale station). Taradale, Skyview Ranch, Redstone and Cornerstone are served by bus connections to those stations.
