Vancouver buyers arrive in Calgary with one question — how much house does the money buy — and one worry, the winter. This page answers the first with August 2026 figures from both real estate boards and is honest about the second.
Home prices: Metro Vancouver vs Calgary, August 2026

The detached gap is the one that changes lives: a Metro Vancouver detached benchmark of just under $1.8 million against $744,300 in Calgary. A Vancouver townhouse budget buys a detached home in Calgary with room to spare; a Vancouver condo budget covers a Calgary row house or a larger condo outright.
Both markets were softening in August 2026 — Vancouver’s prices were falling faster, Calgary’s sales were — which matters for timing: selling in Vancouver into a slow market and buying in Calgary into a balanced one (3.9 months of supply citywide, CREB®) rewards patience on the sale side.
Closing day: property transfer tax vs the Alberta levy
BC’s property transfer tax is 1% on the first $200,000, 2% from $200,000 to $2,000,000, 3% above $2,000,000 and a further 2% above $3,000,000 (BC Ministry of Finance). On the August 2026 composite benchmark of $1,081,900 that is about $19,640; on the detached benchmark of $1,799,400, about $33,990. The first-time-buyer exemption only fully applies to homes of $500,000 or less, so it rarely helps in Metro Vancouver.
Alberta has no transfer tax. The Land Titles registration levy is $50 plus $5 per $5,000 of price for the transfer and the same scale for the mortgage (in force since 20 October 2024) — roughly $1,130 in total on a $569,800 home with 20% down. Income tax and sales tax
- Provincial income tax. BC’s 2026 brackets start just above 5% on the first $50,363 and rise through seven steps to 20.5% above $265,545. Alberta’s start at 8% on the first $61,200 and top out at 15% above $370,220 (alberta.ca). The pattern is the same as with Ontario: BC’s bottom rate is lower, Alberta’s upper brackets are much lower and its basic personal amount is the highest of any province. - Sales tax. Alberta has no PST — 5% GST only — against BC’s 7% PST plus 5% GST. On $30,000 of taxable spending that is roughly $2,100 a year.
- Vehicles. BC’s ICBC basic insurance is replaced by Alberta’s private-insurer market; get quotes before you move, because the gap runs in both directions depending on driving record and vehicle.
If you rent first
Average asking rent in August 2026: $1,825 in Calgary, $2,704 in Vancouver (Rentals.ca National Rent Report, September 2026). Calgary’s asking rents were down 4.5% year over year.
The winter question, answered plainly
Calgary winters are colder than Vancouver’s and drier, with far more sunshine and periodic chinooks. Snow comes and goes rather than staying all season, roads are cleared, and the city is built for it — heated parkades, plug-ins, block heaters. People who move from the Lower Mainland generally miss the ocean and the mild Februaries and stop missing the rain within a year. The mountains are 60–90 minutes west.
Where Vancouver movers tend to land
Buyers from Vancouver and Burnaby who are used to walkable neighbourhoods look at the Beltline, Mission, Bridgeland, Inglewood and Marda Loop; families from Surrey, Langley and Coquitlam gravitate to the newer communities with larger lots — Mahogany, Auburn Bay and Seton in the south-east, Cornerstone and Redstone in the north-east, Evanston and Nolan Hill in the north-west — and to Airdrie and Cochrane. Buying in Calgary from BC
Same process as any out-of-province purchase: an Alberta mortgage pre-approval (BC pre-approvals do not transfer), video tours followed by one shortlist trip, an offer on the standard AREA contract with financing, inspection and (for condos) document-review conditions, and a closing handled by an Alberta real-estate lawyer that you can sign remotely. Possession is typically 30–60 days after conditions are removed.

How much cheaper is Calgary than Vancouver?
On the August 2026 composite benchmarks, about 47% ($569,800 vs $1,081,900). Detached homes are about 59% cheaper; apartments about 57%.
Is there a property transfer tax in Alberta?
No. Alberta charges Land Titles registration levies of $50 plus $5 per $5,000 of value on the transfer and the same on the mortgage — roughly $1,100 on a benchmark-priced home, against roughly $19,600 in BC PTT on the Metro Vancouver composite benchmark.
Is the tax saving guaranteed?
No. Provincial income tax depends on income and on the province’s basic personal amount; the calculator shows your household’s number, including a negative one.
How long does a Calgary purchase take?
Two to three weeks from accepted offer to firm deal is typical; possession is set by agreement, usually 30–60 days after that.
