How much is my Calgary home worth?

A free, no-obligation evaluation from Preet Jandu, REALTOR® with eXp Realty of Canada — built on what comparable homes in your community actually sold for in the last 60 to 90 days, what is competing with you right now, and where the buyers for your property type are. Not an automated estimate: a price range you can plan around, and a straight answer on what would change it.

Home valuation questions, answered

Automated estimates work from public sales data and neighbourhood averages. They cannot see that your kitchen was redone last year, that your basement is developed and legally suited, or that the property behind you backs onto a commercial lane. In a market as split as Calgary is right now, a citywide average can be out by tens of thousands of dollars on a specific address. Treat an online estimate as a starting range, not a listing price.

Comparable sales come first: what genuinely similar homes in your community have sold for in the last 60 to 90 days, adjusted for the differences between them and yours. After that come condition and updates, layout and usable square footage, lot position, parking, whether the basement is developed, and how many similar homes are competing with you right now.

Property type matters more than it used to. As of September 2026 the detached benchmark price in Calgary was $739,400, −1.0% over the year, while apartment condominiums sat at $291,400, −8.3% (CREB®). Same city, very different conditions.

An appraisal is ordered by a lender to protect the lender, and it answers one question: is this property adequate security for the loan? My evaluation answers a different one — what will the market actually pay you, and what price gets you there in the time you have?

An appraisal looks backwards at closed sales. A pricing conversation also looks at what is on the market against you today, what is sitting unsold and why, and the price band your likely buyer is actually searching in.

It is free and it commits you to nothing. A good share of the evaluations I do are for people deciding whether to move at all, refinancing, settling an estate, or simply curious after a renovation. If the honest answer is that this is not a good time for you to sell, I will say so. You are welcome to take the number and do nothing with it.

When you are ready to go further, the selling process page walks through what happens next.

Once you have a number, the cost-of-selling calculator shows what you would net after commission, legal fees, the Real Property Report and the mortgage payout. The fee conversation, with the sources: REALTOR® fees and commission in Calgary.
