Aspen Woods Calgary Real Estate & Community Guide

Ask ten Calgarians to name the city’s flagship westside luxury community and most will say Aspen Woods. Established in 2001 on treed, rolling ridge land west of 69 Street SW, it’s where executive relocation packages land, where triple-garage estate homes back onto ravines, and where the school run involves some of the most sought-after private schools in Western Canada. Roughly 77 per cent of the housing is detached, much of it with walkout basements and mountain views.

Aspen Woods attracts established professionals and executives, families who organize their lives around Webber Academy, Rundle College or the Calgary French & International School, and relocation buyers from Ontario, B.C. and abroad — the median household income here is around $182,000, among the highest in Calgary. It’s also a young community by demographics: a quarter of residents are under 15.

I spend a lot of my working week on the westside, and Aspen Woods is a market I know street by street. Here’s my honest read on it.

Aspen Woods Market Snapshot (2026)

Aspen Woods detached homes have been one of the strongest segments in the entire city. A local June 2026 market report (republishing CREB-style benchmark data) put the detached benchmark at $1,310,700, up 5.2 per cent year over year, with a median of just 18 days on market. The year-to-date average detached sale was about $1,473,000, supply sat at a tight 2.53 months, and homes over $1.5M were selling in roughly 14 days at 99 per cent of list. HonestDoor’s August 2026 data shows an average value around $1,184,000 — 14th most expensive of Calgary’s 306 communities — at about $509 per square foot. CREB’s West district hit record detached highs in mid-2026, the strongest district in the city at roughly +4 per cent while citywide prices slipped.

The attached story is the opposite. That same June 2026 report showed the row benchmark at $502,700, down 5.0 per cent, and apartments at $405,700, down 6.6 per cent. Within the community, agent guides peg Aspen Ridge and Aspen Heights at $1.5M–$3M+, Aspen Summit and Aspen Meadows at roughly $650K–$1.8M, and Aspen Stone and Aspen Hills at $550K–$1.5M. Treat all community-level benchmarks as directional — they come from local reports repackaging CREB-style data. My market update covers the citywide backdrop.

Living in Aspen Woods

Daily life orbits Aspen Landing Shopping Centre — groceries, coffee, restaurants, medical and professional services in one attractive node. The Westside Recreation Centre, with its pool and climbing wall, is minutes away. The topography is the community’s quiet luxury: treed ridges and elevation changes that give many homes genuine Rocky Mountain views and walkout lots that flat suburbs simply can’t offer.

The mountain access is a lifestyle in itself. Since the West Calgary Ring Road opened in December 2023, Canmore is about an hour and Banff under ninety minutes — close enough for after-work skiing in winter. For dining and boutique retail beyond Aspen Landing, the 85th Street corridor in neighbouring West Springs is five minutes north, and it’s become one of the best restaurant nodes outside the inner city.

Aspen Woods sits at the centre of the westside trio, with West Springs to the north and Springbank Hill to the south — three communities that share schools, shopping and commuting patterns but price and feel noticeably different. It’s also a cornerstone of the broader Calgary luxury market.

What We Love — and What You Should Know

What we love

  • The strongest detached market on the westside — record district highs in mid-2026 even as citywide prices cooled.
  • The private-school cluster: Webber Academy and Calgary Academy on the 93 Street corridor, with Rundle College and CFIS minutes away. Nowhere else in Calgary concentrates this calibre of schools.
  • Estate-quality product — triple garages, walkouts, ravine and mountain views — that holds and grows value.
  • Real transit where you’d least expect it: the 69 Street SW station, western terminus of the Blue Line LRT, borders the community.
  • Ring-road mountain access that turns Canmore into a casual evening trip.

What you should know before buying

  • Detached entry is steep: there’s almost nothing detached under about $900K, and the realistic estate conversation starts well north of that.
  • The condo and townhome segment is genuinely soft — down 5–7 per cent year over year in mid-2026 data. If you’re buying attached product as a stepping stone or investment, understand that resale has been weak, and price accordingly.
  • School-hour congestion around the private-school cluster is a daily reality, not an occasional annoyance. If your commute crosses 93 Street or 17 Avenue SW at drop-off or pick-up, drive it at 8:15 a.m. before you buy.
  • Beyond Aspen Landing, the community is car-dependent, and nightlife is essentially non-existent — dinner out means West Springs or the inner city.
  • Private school tuition is a real budget line: Webber runs roughly $21K–$26K per year per child. Factor it in alongside your mortgage.

Schools

Schools are the single biggest reason families choose Aspen Woods. The private cluster on the 93 Street SW corridor, at the Aspen/Springbank Hill boundary, includes Webber Academy (JK–12) and Calgary Academy, with Rundle College and the Calgary French & International School just minutes away. Many of my buyers here are effectively buying proximity to one of these campuses.

On the public side, Dr. Roberta Bondar Elementary is in the community, and Ernest Manning is the designated high school. The middle-school designation should be verified directly with the CBE, and I haven’t been able to confirm current Catholic designations — check with the CCSD. Across Calgary’s west side, designations shift and capacity pressure is ongoing, so always verify boundaries with the boards before buying for a specific school.

Getting Around

Downtown is 15–20 minutes via Bow Trail. The 69 Street SW LRT station — the Blue Line’s western terminus — sits on the community’s edge, giving Aspen Woods rare rail access for a suburb of this kind, though how walkable the station is depends heavily on which pocket you live in. The West Calgary Ring Road, complete since December 2023, transformed regional mobility: Stoney Trail now connects you quickly to the Trans-Canada for the mountains, or south toward the ring road’s full loop. Day to day, though, plan on a car for nearly everything beyond Aspen Landing.

Who Aspen Woods Suits (and Who It Doesn’t)

Aspen Woods suits executives and established professionals, relocation buyers moving from Toronto, Vancouver or overseas (my relocation guide is written for exactly this move), families building their routine around Webber, Rundle or CFIS, and luxury buyers who want land, privacy and mountain views without leaving city services behind.

It doesn’t suit budget buyers — the entry product is attached, and that segment is depreciating. It’s the wrong fit for urbanists who want to walk to dinner, and I’d caution condo investors: the numbers haven’t worked here recently. If you want a similar westside lifestyle at a somewhat lower detached entry point, West Springs and Springbank Hill both deserve a look.

For families prioritizing top private schools, estate-quality housing and mountain access, it’s arguably Calgary’s best westside address. The trade-offs are price, car dependence and school-hour traffic. It’s a lifestyle choice, and for the right buyer it’s excellent.

How much is a house in Aspen Woods?

The detached benchmark was about $1.31M in June 2026 local market data (up 5.2 per cent year over year), with the year-to-date average detached sale near $1.47M. Sub-areas range widely: Aspen Stone and Aspen Hills from the mid-$500Ks (attached) to $1.5M, Aspen Ridge and Aspen Heights from $1.5M to over $3M.
