Killarney Calgary Real Estate & Community Guide

If I had to pick the inner-city community that delivers the most practical value per dollar in southwest Calgary right now, Killarney would be my answer more often than not. It offers something none of its glamorous neighbours can: an actual LRT station on its doorstep. Westbrook Station on the Blue Line sits at the community’s northwest corner, putting downtown 10 to 15 minutes away by train — a genuine rarity among Calgary’s established inner-city neighbourhoods.

Killarney (officially Killarney/Glengarry) is a post-WWII community that has been reinventing itself through infill development since the early 2000s. Original bungalows share blocks with side-by-side duplexes, rowhouses and the occasional high-end detached build, and the market runs from $200,000 condos to $3 million luxury homes. That breadth is exactly why it’s one of the busiest communities in the city — and why I show it to such a wide range of buyers, from first-timers to investors to families upgrading from the suburbs.

It also sits in a sweet spot on the map: Marda Loop and Altadore are just across Crowchild Trail, 17th Avenue’s shops run along the north edge, and Westbrook Mall handles the practical errands. You get most of what the pricier communities offer, at a discount, with better transit.

Killarney Market Snapshot (2026)

Killarney’s median sold price reached $875,000 in July 2026, with a 12-month median of $795,340 (MyCalgary). HonestDoor’s August 2026 figures show an average value of $745,901, up 3.1% year over year at about $655 per square foot — and with 175 transactions year-to-date, Killarney ranks 17th most active of Calgary’s communities. That volume matters: it means real liquidity whether you’re buying or selling.

The segments break out roughly like this (CalgaryHomes.ca): condos from $200,000 to $350,000; townhomes from the $400,000s; original bungalows between $500,000 and $1 million depending on lot and condition; new infills from $750,000 to $1.5 million; and luxury builds reaching $3 million. Buildable lots trade in the $750,000 to $1.1 million range. Living in Killarney

Killarney is a practical, unpretentious place to live. The Killarney Aquatic & Recreation Centre is the community anchor — a proper public pool and rec facility that families here actually use weekly. Westbrook Mall and its surrounding services cover groceries and errands, the 17th Avenue SW retail strip runs along the north edge, and golfers have Shaganappi Point course just across the tracks. When you want the full café-and-restaurant experience, Marda Loop is a five-minute drive.

The housing mix keeps the community diverse in the best sense: the 2021 census showed 26% detached, 17% semi-detached, 16% rowhouses and 22% low-rise apartments, with about 60% owner-occupancy. Median household income sits at $99,000 — comfortable but not exclusive, and you feel that in the friendly, lived-in character of the streets. Roughly 7,900 people call it home.

The LRT is the headline — direct Blue Line access at Westbrook Station is something neither Altadore nor Marda Loop can offer at any price. Add the rec centre, the price discount to its eastern neighbours, one of the city’s deepest selections of newer duplex and rowhouse product, and strong transaction volume that makes resale straightforward, and Killarney is one of the easiest communities in Calgary for me to recommend on fundamentals.

What you should know before buying

The honest list. Infill construction has been persistent here for over two decades and shows no sign of slowing, so expect active build sites, trades traffic and periodic street disruption near you. Many original homes lack garages, and on blocks with heavy rental or multi-unit presence, street parking gets tight — the community association has flagged traffic and parking pressure from densification as ongoing concerns. Several large redevelopment sites are in play around the edges (the Viscount Bennett lands, Richmond Green and the Westbrook area), which will bring years of additional construction and change alongside long-term amenity gains. Seventeenth Avenue congests at peak times. And aesthetically, Killarney is a patchwork — tidy new infills beside tired 1950s bungalows — so if you want a uniform heritage streetscape, look at Elbow Park or Mount Royal instead.

Schools

Killarney School serves elementary students on the public side, with Holy Name School offering a Catholic bilingual program in the community. A.E. Cross and Vincent Massey are the junior high options families here typically use, and Ernest Manning High School is about five kilometres away. As always, designations and boundaries change — confirm current assignments with the CBE or CCSD before you buy with a specific school in mind, and I’m glad to help you verify.

Getting Around

This is Killarney’s superpower. Westbrook Station on the Blue Line sits at the community’s northwest corner, making downtown a 10–15 minute train ride — no park-and-ride, no transfer. Buses along 17th Avenue supplement the train, and drivers have quick access to Crowchild Trail, Bow Trail and Richmond Road. Cyclists can reach the downtown core via the Bow River pathway connections north of 17th. For an inner-city community, the commute options here are about as good as Calgary gets.

Who Killarney Suits (and Who It Doesn’t)

Killarney suits inner-city buyers who want real rail transit at a discount to Altadore, infill buyers and builders, families who’ll use the aquatic centre, first-time buyers entering through condos and townhomes, and investors drawn to the transaction volume and rental demand.
